Where are you located?
We are conveniently between the Lakes Region and White Mountains of New Hampshire. The Barn is in the town of Eaton, Cold Brook Cottage itself is in Freedom. North Conway is approximately twenty minutes away. See the map and directions on the Contact page.

 

Are you open year round?
Our season is from mid-May to mid-September.

 

Are you a barn or a function hall?
The Barn at Cold Brook Cottage is an original, early 20th century barn which has been meticulously maintained. It has not been renovated or converted into a function hall.

 

How many people can the Barn accommodate?
Our maximum occupancy is 80 people (this does not include waitstaff, caterers, bartenders, etc.).

 

Is the Barn heated or air-conditioned?
The Barn is not heated or air-conditioned.

 

Do you have a dance floor?
There is plenty of room inside the Barn to dance directly on the floor of the Barn.

 

Do you offer wedding packages?
Our pricing reflects renting the Barn as a venue only. Although our companion property, the Inn at Crystal Lake, offers wedding packages, you would still be responsible for the details of your reception at the Barn. Contact Bobby or Tim for options - they just might be able to help coordinate things a bit!

Do you do tours?
Happily! We can show you around with advance notice. Just give us a call (603-447-2120) or send an email.

I will be catering or bartending an event at your venue. Do you have any guidelines or rules I must follow?
Yes – click here for our Catering and Bartending Policies. After reviewing, please call us with any questions or concerns you may have; 603-447-2120.

 

Can I use my own caterer or do I have to use one from your list?
You may use any caterer from our approved list of caterers. If there's one you like that's not on the list, let us know and we may be able to make an exception. No matter what, they must provide us a copy of their Liability Insurance Certificate.

 

Is there a kitchen on site where we can prepare food?
No.

 

Do you sell liquor?
No. You are responsible for hiring a bar service.

 

Do you allow camping, fireworks, bonfires or fire-pits?
No. In addition, the towns of Eaton and Freedom prohibit the use of fireworks. Due to fire danger, we do not permit any open flames, including candles.

The Barn

Here are our guidelines

SMOKING, COOKING AND OPEN FLAMES

  • No smoking, cooking, gas/electric heaters or open flames (including candles) of any kind are allowed inside the Barn.
    Caterers may use Sterno to keep food warm provided caterer appropriately supervises use at all times. 

 

CARS

  • Car parking is available in the field to the left of the Barn.

 

END TIME

  • All events must end by 10:00pm (no exceptions).

 

MUSIC/SOUNDS

  • All wedding reception music must be contained within the Barn at all times and must end by 9:30pm. No exceptions to the music policy.

 

CLEANUP

  • You are responsible for cleanup after your event. All decorations, flowers, and other personal items must be removed from the property by 12pm on Sunday. Rental equipment (tables, chairs, plates, glasses, etc.) must be stacked neatly and removed promptly by your rental company. The Barn must be left tidy and restored to original order. Please request that your caterer remove all food related trash on the day/evening of your event. Remaining trash and recyclables may be place in our pickup which we will then dispose of.

 

DAMAGE

  • Renters are responsible for any damage done to the property during set-up, during the event, and during clean-up afterwards including Barn, well house, fields, lawns, driveway, and stonewalls.

 

SECOND FLOOR / BASEMENT

  • The basement and second and third floors of the Barn are off limits at all times to renters, their guests and vendors.
