Experience the flexibility of having your event the way you want at the Barn at Cold Brook Cottage. We reserve only one wedding per weekend so you’ll have plenty of time to decorate the Barn the way you want. You will also arrange for all your own vendors (caterer, photographer, wedding planner, music, flowers, tables, linens, chairs, place settings, etc.) to achieve the look and style that will be specific and unique to you.

Use of the Barn at Cold Brook Cottage for your wedding reception from 12pm Friday until 12pm Sunday for one event only (Friday and Sunday being for set-up and break-down only).

You can have your ceremony in the barn or there are two nearby churches also available for rent (see information under Vendors & Services).

Luxury portable restrooms (cleaned prior to your event).

Trash removal (designated bins will be provide and must be used properly).
Requirements

Maximum occupancy is 80.

$500 refundable security deposit.

$500 additional fee if tent(s), which you rent, are to be set up in the fields to the left of the Barn.

$1-million Venue Liability Insurance (including liquor liability) required. This must be purchased by you separately; details to the right.
Renters Responsibilities

Reserving and coordinating with your own caterer, planner, photographer, florist, rental companies*, etc.
​(*Tables, chairs, dishes, glasses, flatware, linens, etc.)

Hiring a bar service (per New Hampshire liquor laws, you may not bring and/or sell alcohol).

Insuring that all policies and guidelines are followed by all attendees.

Reservations

A 50% deposit and signed contract are both required to reserve a date. The balance is due 90 days prior to the event.
Cancellation Policy

180 days (or more) prior to reserved event date: 50% of deposit will be refunded.

Less than 180 days: NO REFUND.

Liability Insurance
Venue Liability Insurance
$1-million Venue Liability and Host Liquor Liability Insurance is required. Some homeowner’s policies will allow you to add this coverage. That is acceptable provided that you follow the requirements below regarding duration and primary wording/subrogation. Click on “Get Instant Quote”, enter number of guests and select “Wedding” from the drop down list. Be sure to select the proper dates for the duration you are on the property – usually three days (for example, for a Saturday event you would be using the property beginning Friday and ending Sunday). Please select “YES” to the option about Primary Wording/Subrogation. The wording for the certificates/additional insureds should be pre-populated. Please be sure to forward us a copy of the pdf they email you.
